Aventura

Aventura Real Estate Information

When I first moved to South Florida in 1993, I chose Aventura because my parents had an apartment in The Hamptons West on Country Club Drive.  We moved to Lincoln Point, right next to Williams Island and our 2 bedroom, 2 bathroom apartment had magnificent views of Maule Lake facing west.  We had outstanding views of pink tropical sunsets every night.  We even had a stingray that made Maule Lake its home and we had our own tropical aquarium in our back yard. Lovely.

In those days, Aventura was not yet a town, I had to drive to Plantation to go to Bed, Bath and Beyond, and the Aventura Mall had not yet changed its flooring or even considered its first expansion.

You’ve come a long way baby.  Now Aventura is home to mostly permanent residents (70% of all households).  With its excellent choice of schools, a major city feel, its proximity to the ocean, its fine restaurants, and its emphasis on community, Aventura is indeed The City of Excellence. Aventura Area Facts

Aventura is home to both single-family luxury homes as well as an upscale luxury condo community with some of South Florida’s best-known large-scale condominium projects.

Other nearby amenities and services include fine dining opportunities, movie theaters and of course, the Aventura Mall, my second home!!! It is also centrally located between downtown Miami, an internationally renowned city and the eclectic neighborhoods of our more “beachy” neighbor, Fort Lauderdale.  It is also situated really close to interstate 95, allowing for fast access to all points north and south, including the Miami International Airport and the Fort Lauderdale International Airport.

Here are some Aventura Communities that are of interest:

Williams Island

Elegant resort trappings…spectacular views…charming villagescapes… rich history. Once solely the realm of France’s Côte d’Azur and Italy’s Liguria coastline, these amazing lifestyle elements have been a part of Williams Island since the 1980s.

Williams Island always has offered an exclusive, private way of life to those accustomed to the finest of things at one of South Florida’s most prestigious addresses. Beginning with its first majestic residential tower in 1985 (4000 Island Boulevard), and continuing through its most recent addition – Villa Flora, which made its grand entrance in 2007, Williams Island has consistently set standards for beauty, grace and quality.

Debuting in the 1980s and 1990s, panache and savoir vivre have infused this residential jewel since inception.

Sophia Loren, Miami Dolphins head coach Jimmy Johnson and Whitney Houston have all called Williams Island home. Australian tennis legend Roy Emerson helped found the Tennis Club. The Williams Island Spa, Marina and the Island Club emerged as the region’s ultimate leisure and social destinations. Residents today include entertainers, industry leaders, successful entrepreneurs, community leaders, noted philanthropists, sports figures, and those who simply appreciate perfection, perfected!

Life in The Florida Riviera is meant to be enjoyed. Residents engage in an amenity-rich lifestyle that encompasses a world-class European-style spa and fitness center, Grand Slam-inspired tennis center and inviting Café, a magnificent marina worthy of those in its sister Rivieras, and exquisite fine dining, private functions and entertainment in their very own Island Club – the center of Williams Island’s social life.

Bellini at Williams Island is the newest Real Estate available for sale.  The Sales Office has just opened and model units are available for viewing.  Please contact Donna Zalter for more information. The Bellini will offer 70 luxury condominiums located on the intracoastal.
Prices begin at $425 per square foot.

Presidential Estates:

An enclave of custom and developer luxury homes built around a golf course and plenty of green space, Presidential Estates is a much sought after community for young families and retirees alike.  Manned by a guard gate 24 hours a day, it offers privacy and security.  Its proximity to interstate 95 makes it an ideal community for commuters.  It also is close to many great schools and amenities.

Oak Hammock, The Coventry, and Les Chateaux are similar communities to Presidential Estates, only they are slightly older, built in the 80’s and early 90’s, and much smaller. Each community boasts less than 50 homes each, and offers an old time neighborhood feeling, with mature landscaping and friendly neighbors.  For more information on Oak Hammock, The Coventry and Les Chateaux, please contact me, Donna Zalter, Realtor.

The Point at The Waterways:

This private enclave of private, courtyard homes, town homes, Atlantic I, II and III and the North and South towers is built on the intracoastal and is walking distance to The Waterways Shoppes and Restaurants, which has a kosher market, Baby Stars Preschool and kid’s afterschool  programs, Le Café coffee shop, and a post office.  For more information on the Pointe, see their webpage:    www.thepointrealty.com

Condominiums Around Country Club Drive:

These Condominium Communities are well situated around the Don Soffer Walking Path and the Turnberry Golf Course.

The Hamptons West

This was the original “Luxury Aventura Building on Country Club Drive.”  Built in the same era as the iconic Turnberry Towers, this luxury high rise condominium on the intracoastal features  large two and three bedroom units, tons of amenities, and magnificent views overlooking Golden Beach and the Atlantic Ocean.  This building packs a lot of bang for its buck.  It has a gourmet restaurant, pool service delivery, a full spa with various special programs, four lighted tennis courts, a movie theater where Don Johnson actually viewed his dailies of Miami Vice, newly renovated common areas, party, social and card rooms galore, a teen lounge three pools, beautiful landscaping, and friendly residents.  I know this building intimately – my parents
live there!

The Hamptons South

The Hamptons South condo is an intracoastal condominium that shares a guard gate and amenities with The Hamptons West.  Both are located on Country Club Drive and it too offers tennis courts, a spa, a full-service restaurant, three pools, a tot lot, and docking privileges for your guests who may arrive by sea.  The both also have 24 security and valet service… and, as a dog lover, I am happy to say that they both are pet friendly!

Designed by South Florida architect Robert M. Swedroe, this 2004 building features large flow through units, (2, 3 and 4 bedrooms) floor to ceiling window with expansive views east and west, private elevators with their own entryway to each apartment.  Your guests may enjoy one of the two hotel suites reserved for your overnights.
